Spacewell AI features, pricing and GDPR (October 2026)

Spacewell is a building operations platform for corporate real estate, facility and energy managers. It covers workplace booking and occupancy, energy management and asset maintenance, with AI that detects anomalies and forecasts consumption.

The platform has three parts: Workplace for space optimization, reservations and occupancy monitoring; Energy, based on the former DEXMA software from Barcelona, for consumption analysis, audits and reporting; and Asset for facility management, maintenance planning and compliance. Spacewell belongs to the German Nemetschek Group, which acquired it with its head office in Antwerp, Belgium. The company reports about 2,000 customers, more than 10,000 buildings and presence in 60 countries.

• Detects energy and occupancy anomaliesThe anomaly detection watches energy and occupancy data around the clock, flags deviations from expected patterns and estimates their likely impact. Energy managers solve problems instead of searching for them in meter data.
• Forecasts consumption and demandThe forecasting engine predicts consumption, generation and demand across buildings and data types, from electricity to temperature and CO2. Models retrain daily, and the one with the lowest error is selected, which helps with budgeting and load planning.
• Handles bookings and requests in a chatThe Workplace AI Assistant is built into the workplace module. Employees ask it in plain language to book, change or cancel desks and rooms, including group bookings, and to log workplace issues. Facility teams process fewer forms and routine requests.

• EU-hosted data centers and ISO 27001, ISAE 3402 Type II and Cyber Essentials Plus according to the platform page.
• Workplace, energy and asset management come from one vendor within the Nemetschek Group, with vendor-independent sensor integration.

Spacewell reports about 2,000 customers and presence in 60 countries; its Belgian head office is outside the country list used here.

Occupancy sensors and workplace booking data can show how individual employees use the office. In Germany, involve the works council under Section 87(1) No. 6 BetrVG before rollout and agree on aggregation levels. Prices are not published, and several AI features on the AI page are still marked as in development.
